Why Hyde County Homeowners Carry Three Insurance Policies

If you’re used to a single homeowners policy covering everything, Hyde County will surprise you. A meaningful share of property owners here carry three separate policies, not one — and understanding why is worth doing before you’re under contract, not after.

Policy one: standard homeowners, minus wind. Hyde is one of the North Carolina coastal counties eligible for coverage through the North Carolina Insurance Underwriting Association — known statewide as the Beach Plan — the residual market the state created because voluntary insurers don’t fully serve high-risk coastal counties on their own. When a property is written through the Beach Plan for wind and hail, the standard homeowners policy alongside it typically excludes wind, since that risk has moved to the specialty carrier.

Policy two: the NCIUA Beach Plan, wind and hail only. This is the piece that catches buyers off guard who’ve never owned coastal property before. The Beach Plan covers wind and hail — nothing else. No fire, no theft, no water damage, no flood.

Policy three: NFIP or private flood. Hyde County is roughly 58% water by area, and a meaningful share of shoreline- and marsh-adjacent land carries FEMA high-risk flood zone designations. If you’re financing with a federally backed loan and the property sits in a Special Flood Hazard Area, flood insurance isn’t optional — it’s a mandatory condition of the loan.

Three policies means three renewal dates and, realistically, a higher combined premium than a comparable inland property. We won’t guess what that premium is for your specific property — get real quotes from a licensed NC agent before you write an offer, not during due diligence. It’s the single most useful thing you can do to protect your own negotiating position.
