Hyde County Market Report
Live MLS inventory where it's available, and only the market numbers Travis can actually stand behind.
Market Context
What This Report Shows — And What It Doesn't
This page pulls live counts of active listings directly from the SourceRE MLS feed on every deploy — mainland residential, hunt land & acreage, and waterfront. If the feed is ever unreachable at build time, the figure above falls back to the last successful count rather than showing a stale or invented number — the page will say so if that happens.
We deliberately don't publish a blended countywide median price. Hyde County is one of the thinnest real-estate markets in North Carolina — a county of roughly 4,500 people where a single quarter might see only a handful of closed sales. A "median" computed from that few transactions swings wildly and describes nothing. And the county's two real sub-markets — village homes and hunt land — behave completely differently. We'd rather show honest counts than manufacture a number that flattens that difference away.
Why One Countywide Number Doesn't Describe Hyde County
Mainland Hyde County trades in two currencies. The first is village housing — a modest inventory of homes in and around Swan Quarter, Engelhard, Fairfield, Scranton, and the crossroads between them, priced at some of the most affordable levels on the North Carolina coast. The second is recreational land — impoundment ground, drained ag fields, timber, and hunt tracts, where the buyer pool is waterfowlers, hunt clubs, and land investors and the value drivers are water control, access, and proximity to Lake Mattamuskeet, not bedroom count. Ocracoke Island, technically part of the county, is a third market entirely — resort-priced and ferry-accessed — which is exactly why this site excludes it from every grid and count.
- Different products, different buyers. A village home purchase and an impoundment-tract purchase share almost nothing: financing, due diligence, insurance, and buyer motivation all differ. Blending them into one number obscures both.
- Thin volume. In a county this small, a couple of unusual sales can move any average by double digits. Counts are honest at this volume; medians aren't.
- MLS history still building. Until closed-sale history accumulates in the SourceRE feed for Hyde County, we don't have the data to responsibly report days-on-market averages or absorption. We'd rather say that plainly than fabricate a number.
How to Use This Page
Here's the honest way to use what's on this page today:
- Treat the counts as orientation, not valuation. They tell you roughly where inventory sits in each sub-market, not what any specific property is worth.
- Call for anything current. In a market this thin, Travis can tell you what's actually on the market right now — and what's about to be — faster than any dashboard.
- Check back. As the MLS feed is confirmed live for Hyde County and closed-sale history accumulates, this page will fill in with more inventory counts and, eventually, trend data — not before it's earned.
Straight talk
We'd rather show you an honest "check back soon" than a market report padded with numbers nobody can verify. If a site promises precise days-on-market stats for a county this thin, be skeptical of the rest of what it's telling you too.
Hyde County Market Context
Structural factors that shape what you'll eventually see reflected in this report:
| Market composition | Unincorporated mainland villages with modest, affordable housing stock (Swan Quarter, Engelhard, Fairfield, Scranton, Sladesville); hunt land, impoundments, drained ag fields, and timber across the rest of the mainland; and Ocracoke Island — a resort-priced, ferry-access market this site deliberately covers only as a teaser. |
|---|---|
| Recreational demand | Lake Mattamuskeet and the surrounding refuge complex make Hyde a national-tier waterfowl destination — recreational demand, not commuter demand, is the primary driver of land pricing here. See The Mattamuskeet Thesis. |
| Insurance reality | Low-elevation coastal county: flood and wind insurance shape affordability at every price point, and quotes belong before the offer, not after. See Flood, Wind & Insurance Reality. |
| Land financing | Raw and recreational land generally does not qualify for standard USDA/FHA/VA residential financing — different lenders, larger down payments, shorter terms. See Underwriting Remote. |
| USDA eligibility | Hyde County addresses are strong candidates for USDA's zero-down program geographically, but eligibility is checked address by address, and property condition still has to pass USDA standards. See the USDA Eligibility page. |
| Rental benchmark | HUD's FY2026 Fair Market Rent for a 3-bedroom single-family home here is $1,204/month — a sourced federal reference point for rental investors, not a market-rent guarantee. See Rental Investment & Fair Market Rent. |
Figures reflect general county structure, not a specific-property valuation. Verify current inventory and pricing directly with Travis before making decisions based on this page.
Frequently Asked Questions
Why don't you show days-on-market or a full inventory trend?
Because we don't have reliable data for it yet. The SourceRE MLS feed that powers this site isn't yet confirmed scoped for Hyde County as of this writing, and we're not going to publish a trend line built on incomplete or borrowed data. Once the feed is confirmed and enough listings cycle through, this page will add that data honestly.
Why isn't there a single countywide median price?
Because at Hyde County's transaction volume it would be statistical noise, and because village homes, hunt land, and Ocracoke are three genuinely different markets. This page shows live counts broken out by sub-market instead, and we'll add real pricing data once there's enough closed-sale history to report it responsibly.
Why aren't Ocracoke listings included?
Deliberately. Ocracoke's resort-tier pricing in a mainland grid would distort every count and average on this page and mislead both kinds of buyer. The island gets its own honest treatment in Ocracoke: A Different Planet, and eventually its own dedicated guide.
How do I find out what's actually on the market right now?
Once the counts above populate from live MLS data, they'll update automatically on every deploy. Until then — or for anything more specific than a count — call Travis directly at (252) 202-4945. He can tell you what's actually listed today, and in a market this thin, what's coming before it lists.
Key Takeaways
- Hyde County is two mainland sub-markets, not one — village homes and hunt land behave differently enough that a single blended number would mislead. Ocracoke is a third market this site deliberately excludes.
- Volume is thin. Counts are honest at this volume; averages aren't. That's why this page reports counts.
- The active-listings count above is live, pulled directly from the MLS feed on every deploy.
- Verify everything independently with a licensed professional before making purchasing decisions. This page is a starting point, not a valuation.
